SPC or Vinyl Flooring Lifting at the Edges: Causes and Fixes

Question: My SPC or vinyl flooring is lifting at the edges, the seams are opening, or the planks are buckling in the middle of the room. What went wrong?

Answer: Four causes account for nearly all SPC and vinyl plank failures in Malaysian homes: an insufficient or blocked expansion gap at the perimeter, moisture rising from the subfloor, an uneven or poorly prepared subfloor, and adhesive failure on glue-down installations. The flooring material itself is rarely the problem. Which cause applies determines whether the repair is a simple trim of the perimeter gap or a full lift, dry and relay.

Understanding the difference matters because these repairs range from a short visit to a full room re-installation.

The Four Causes Explained

1. Expansion Gap — the Most Common Cause

SPC and vinyl planks expand and contract with temperature. A floating floor must have a perimeter expansion gap all the way around, hidden by the skirting, so the floor can move. The gap is commonly compromised in three ways: it was never left wide enough; it was filled with silicone or grout; or skirting was fixed down into the plank rather than to the wall, pinning the floor in place.

When a pinned floor tries to expand, it has nowhere to go but upward — producing the classic tenting in the middle of the room. This is why floors near large windows or in west-facing rooms fail first: direct sun raises the surface temperature significantly.

2. Subfloor Moisture

This is the cause most often missed. A concrete slab that has not fully dried, a leak below, or ground moisture in a ground-floor unit will push vapour up through the slab. Vinyl and SPC are impermeable, so the moisture accumulates at the underside — degrading adhesive, lifting edges and eventually producing a musty smell.

Subfloor moisture should be tested before installation. A relay over an untested slab that is still wet will fail again.

3. Uneven or Poorly Prepared Subfloor

Click-lock joints are designed for a flat substrate. Over a dished or ridged floor, the joint is loaded in bending on every footstep and eventually works loose or breaks. Debris left under the floor produces the same effect at a single point. Common tolerance guidance is a few millimetres over a two-metre straightedge; beyond that, levelling compound is needed before installation.

4. Adhesive Failure on Glue-Down Systems

Glue-down vinyl depends entirely on the bond. Wrong adhesive, insufficient open time, a dusty or unprimed substrate, or moisture will all break that bond. The failure typically appears as bubbling first, then peeling at edges and seams.

What a Lasting Repair Involves

  1. Identify the pattern first. Tenting in the middle points to expansion; curling edges and a spongy feel point to moisture. Treating one as the other wastes the repair.
  2. Check the perimeter. Skirting lifted at a corner reveals whether a gap exists and whether it is blocked. Where the gap is inadequate, trimming the plank edges around the perimeter often lets a tented floor settle back within days.
  3. Test subfloor moisture before any relay. This is the step that determines whether the repair holds.
  4. Lift affected planks carefully. Click-lock planks can often be reused if unlocked in sequence from the nearest wall rather than levered up.
  5. Dry and prepare the subfloor — level where required, and install a moisture barrier where readings justify it.
  6. Relay with the correct expansion allowance at all perimeters, doorways and around fixed items, using transition strips at door openings.
  7. Refit skirting to the wall, not to the floor.

Preventing It on the Next Installation

  • Insist on a subfloor moisture test before laying, especially on ground floors and in newer buildings.
  • Confirm the perimeter expansion gap is left at every wall, including behind door frames.
  • Do not let silicone or grout fill the expansion gap.
  • Fix skirting to the wall only.
  • Use transition strips at doorways rather than running one continuous floor across rooms.
  • Lift heavy furniture rather than dragging it, and use felt pads.

Frequently Asked Questions

Can only the damaged area be repaired?

Yes for small areas, particularly with click-lock systems where planks can be unlocked and re-engaged. Large affected areas, or moisture problems, usually need partial or full re-installation.

Why is my floor buckling in the middle of the room?

Almost always expansion. The floor has expanded but the perimeter gap is too small or blocked, so it lifts. Freeing the perimeter usually allows it to settle.

Do you check moisture before installation?

Subfloor moisture should always be tested before SPC or vinyl work. Installing over a damp slab is the most common cause of a second failure.

Is SPC waterproof? Why did water damage it?

SPC cores are water-resistant, but a floating floor is not a waterproof system. Water passes through the seams and sits on the subfloor beneath, where it cannot evaporate — which is what causes lifting and odour.

Can lifted planks be reused?

Click-lock planks often can be, if they are unlocked in sequence rather than levered up. Glue-down vinyl generally cannot be reused.

How long before I can walk on a relaid floor?

Floating floors are usually walkable immediately after laying. Glue-down installations need the adhesive's stated curing time before heavy traffic and furniture.
