Answer: Balconies, terraces and pool decks fail before indoor wet areas because they take direct sun, direct rain and full thermal cycling. UV degrades exposed membranes and sealants, daily heating and cooling opens joints, and flat or badly graded surfaces hold standing water that keeps pressure on every weak point. The usual failure sequence is: floor falls are inadequate, water ponds, grout and the floor-to-wall junction crack, the membrane beneath is exposed and degrades, and water finds the slab below.

1. Ponding From Inadequate Falls
The floor should be graded so all water reaches the outlet. Where the fall is flat, reversed, or the drain sits proud of the surrounding tile, water sits after every rain. Standing water finds every hairline defect and drives moisture into the slab by simple hydrostatic pressure.
2. Cracked Grout and Open Floor-to-Wall Joints
The junction between a balcony slab and the building wall moves. Rigid grout or cement in that junction cracks, opening a direct path into the structure. This is the single most common entry point.
3. Failed Membrane Beneath the Tiles
Older balconies were often built with a thin cement-based coating, or with no membrane at all, relying on the tiles and grout. Once grout cracks, there is nothing beneath it. UV also reaches exposed membrane edges at upstands and degrades them.
4. Blocked or Undersized Outlets
Balcony floor traps clog with leaves, sand and hair. A blocked outlet turns the whole balcony into a shallow pool during a storm and pushes water up over the door threshold and against the wall junction.
5. Movement Cracks in the Slab
Cantilevered balcony slabs flex. Over years, hairline cracks develop and open, particularly at the junction with the building. This is where PU injection is typically applied.
For pool decks specifically, add chlorinated water and constant splash-out to the list — pool chemistry is more aggressive to sealants and grout than rainwater.
How the Leak Is Diagnosed
- Dry-weather observation. If the ceiling below wets in dry weather, look for a pipe rather than the deck surface.
- Ponding test. The outlet is temporarily plugged and the deck flooded. The ceiling below is monitored — this confirms surface-path leakage and often reveals the specific zone.
- Fall check. A level or water test shows whether the deck actually drains or holds water.

- Joint and upstand inspection. Condition of sealant at the wall junction, upstand height at doors, and the state of the drain collar.
The Repair Options
Crack and Joint Treatment Only
Where the deck drains properly, tiles are sound, and the leak follows a defined joint or crack, treating the junction and injecting the crack can be enough. PU high-pressure injection is published from RM 300 per point — see PU injection grouting.
No-Hack Surface System
A coating or penetrating system applied over the existing tiled surface, sealing the grout network and joints. Appropriate when tiles are well bonded and the underlying structure is sound. Less disruptive and quicker, but it does not fix bad falls — if the deck ponds, ponding will continue.
Full Hack and Re-Waterproof
Tiles and screed are removed, the slab is prepared, correct falls are formed in new screed, a membrane is applied with proper upstands at walls and door thresholds, a ponding test is carried out, and the deck is re-tiled. This is the only option that corrects both the membrane and the drainage geometry. Why the Ponding Test Matters
A ponding test is the only practical way to prove a wet-area repair actually works before the finishes go back on. The area is sealed, filled to a controlled depth, left for a defined period, and the space below is inspected. Ask for it on any significant balcony waterproofing scope — a repair signed off without one is a repair nobody has actually tested.
