The Four Real Sources
1. Ground Moisture Through Masonry
Brick, block and cement render are porous. Where a damp-proof course is absent, damaged, or bridged, groundwater wicks upward into the wall. This is the textbook mechanism and is most common in older landed properties.
2. External Ground Level or Paving Bridging the DPC
Concrete driveways, patios, planter beds and added paving are frequently laid higher than the original ground level, so rainwater sits against the wall above the damp-proof course. Water then enters the masonry directly above the barrier. This is one of the most common and most fixable causes.
3. A Leak Behind the Wall
A slow leak from a concealed pipe, a bathroom on the other side, or a shower wall with failed waterproofing produces damp at the base of the wall that looks identical to rising damp. It must be ruled out first — the repair is completely different.
4. Poor Drainage Against the Wall
Blocked perimeter drains, a downpipe discharging against the wall base, or ground that slopes toward the house keep the masonry saturated. In Malaysia's rainfall, this alone can sustain a permanent damp band.
Why Waterproof Paint Alone Always Fails
Homeowners often try a "damp-proof" or waterproof coating over the affected area. It fails for two reasons:
- The salts are still in the plaster. Hygroscopic salts absorb humidity from the air and keep the plaster damp even after the original source is removed. Crystallisation continues under the new coating.
- Sealing one face redirects the moisture. A film-forming coating stops evaporation at that point. The water then rises higher or moves sideways, and the damage reappears above or beside the treated band, often worse than before.

The Correct Repair Sequence
- Diagnose the source. Establish whether the moisture is ground-borne, from external ground level, or from a leak behind the wall. Moisture readings taken at different heights indicate the pattern; a plumbing check rules out concealed pipework.
- Cut the source. Lower external paving or form a drainage channel away from the wall, redirect downpipes, clear perimeter drains, or repair the leak. Skipping this step guarantees recurrence.
- Remove contaminated plaster. Hack back the affected render, typically to around 300–500 mm above the highest visible damp line, back to sound masonry.
- Allow the wall to dry. Drying takes time — commonly several weeks depending on wall thickness and weather. This is the step most often rushed.
- Apply a damp-control system. A salt-retardant render or a suitable damp-proof system appropriate to the wall construction and diagnosis.
- Replaster and finish. Skim to a smooth finish, then an alkali-resistant sealer and a breathable, washable topcoat. Do not use an impermeable coating on a wall that still needs to breathe.
