Loose or Hollow-Sounding Floor Tiles — Causes, Fixes & Cost in KL
Tiles crack, pop up, or sound hollow when tapped with a coin because the bond to the substrate has failed.
Estimated professional fix: RM 350–RM 2,800+ depending on tile count and access
A tile that sounds hollow when tapped has lost its bond — the cement bed between the tile and the screed has failed, and the tile is now floating. In Malaysian homes the usual causes are poor original bedding (dry-pack without proper bonding), water that has worked under the tile and lifted the adhesive, or slow building settlement moving the subfloor. One loose tile is a nuisance; a patch of them is a trip hazard and a water path — every hollow tile around a wet area is a potential leak into the slab below, and the first tile that finally pops up can crack its neighbours when it lands. The tap test is the whole diagnosis, and the repair is lifting, cleaning, and re-bedding with proper thin-set.

Professional solutions
Safe DIY checks first
- 1Tap-test a 2 m × 2 m grid with a coin or tile tapper and mark every hollow sound — map the whole patch, not just the obvious tile
- 2Check the tiles around the hollow one: if the ring of neighbours is hollow too, the screed beneath the whole area has debonded
- 3Look at the grout lines around the loose tile — cracked or missing grout marks where the water has been entering
- 4Put a heavy object on the loose tile for a day and re-tap: if it has settled lower, the bed is crumbled and needs full re-bedding, not a glue patch

What affects the cost
A single loose tile relayed with proper thin-set and matching grout runs RM150–RM280. A patch of several tiles is quoted by count and typically starts around RM350. Where the tap test shows a whole area hollow, the job moves to re-screeding and re-laying by the square metre, which is where the RM2,000–RM2,800+ band applies. We map the hollow zone before quoting so the price covers the actual patch, and the re-bedded tiles carry the standard warranty.

Can loose tiles be re-glued from the top?
Only temporarily for small edge lifts. Proper repair requires lifting the tile and re-bedding it with the correct thin-set adhesive.
How much to relay a single loose tile?
Single-tile relay: RM 150 to RM 280 including matching grout. Multi-tile relays are quoted by area.
Can you match my old tile colour?
We keep a stock of common Malaysian tile grouts. If your tile is a rare design, we ask you to bring a spare tile or we source the nearest match.
