Most common cause is humidity-related expansion — Malaysian tropical humidity makes timber doors absorb moisture and swell, especially in bathrooms and kitchens. Other causes include loose hinges (the door is sagging), a settled house frame, or a recently installed floor covering. We assess the cause and either plane the door, rehang the hinges with longer screws, or replace the door entirely if the swelling is too severe.

Yes, in most cases. As long as the frame is in good condition, square, and the right size, we can hang a new door on the existing frame. This saves the cost of frame replacement and reduces disruption. We measure the existing frame and source a door to fit (or trim the new door to fit).

A fire-rated door is a certified door and frame system that has been tested to withstand fire for a specified period (typically 1 hour or 2 hours). They are required by Malaysian building regulations for kitchen doors in some condo developments, all doors leading to fire-escape staircases, and certain commercial situations. We supply and install fire-rated doors from brands including Sanitor, Felicia, and local certified manufacturers, with proper intumescent seals and self-closing devices.

Solid timber doors (meranti, chengal, oak) are heavier, more sound-insulating, and have a premium feel — they can also be sanded and repainted multiple times. They cost more (RM 550+) and are sensitive to humidity. Laminate/engineered doors are lighter, more dimensionally stable in humid Malaysian weather, easier to maintain, and more affordable (RM 250+). For bedrooms and main doors we recommend solid timber; for bathrooms, kitchens, and rental properties we recommend laminate or PVC.
