Question: Some of my floor tiles sound hollow when tapped, and one or two have cracked or popped up. Does the whole floor need replacing?
Answer: A hollow sound means the tile is not fully bonded to the substrate beneath it — there are voids in the adhesive bed. It does not automatically mean failure is imminent. A tile with partial bonding in a low-traffic area can stay put for years. The tiles that need attention are those that have cracked, lifted, moved underfoot, sit in a wet area where water can enter, or form part of a spreading zone. The correct approach is to tap-test and map the whole floor first, then decide between spot relay, zone relay, or full re-tiling based on the pattern rather than on the sound of a single tile.
Hollow tiles are common in Malaysian homes, particularly in properties five to twenty years old and in ground-floor areas.
What Causes Tiles to Debond
1. Insufficient Adhesive Coverage at Installation
The most common cause. Where tiles were laid with dabs of mortar at the corners rather than full-bed coverage, most of the tile's underside is unsupported from day one. Malaysian floor tiling should achieve high, ideally near-full, adhesive coverage — especially for large-format tiles and in wet areas.
2. Substrate Movement
Buildings settle and screeds shrink, particularly in the first two to three years. Movement is transmitted into the tile bed, and where no movement joints were provided in a large floor area, stress concentrates and breaks the bond.
3. Water Ingress Under the Tiles
Water penetrating through cracked grout, a leaking pipe below, or a failed wet-area membrane softens the bed and dissolves the bond over time. This is why hollow tiles in bathrooms and near balconies deserve a leak check as well as a tiling assessment — see upper-floor bathroom leak.
4. Wrong Adhesive or Trowel for the Tile Format
Large-format porcelain, low-porosity tiles and timber-substrate installations each need a specific adhesive class and trowel size. Using a general-purpose adhesive under a 600×1200 mm slab is a predictable failure.
5. Thermal and Moisture Cycling
Floors exposed to direct sun through large windows, or in enclosed spaces with big humidity swings, expand and contract more than the substrate beneath them.
Map the Floor Before Deciding
Tap-testing with a coin or a light metal object across the whole floor, not just where a problem is visible, tells you the real extent:

Can Individual Tiles Be Repaired?
Small areas can sometimes be treated by injecting adhesive through drilled holes in the grout line. This can be effective for a small number of tiles in a dry area with a modest void. Its limitations are real: the injected material rarely fills the void completely, it does not correct the underlying cause, and it is not appropriate for wet areas or wide-scale debonding.
For anything beyond a few isolated tiles, lifting and relaying with correct adhesive coverage is the durable answer.
What Proper Relaying Involves
- Tap-test and mark the full affected zone.
- Lift the affected tiles carefully. Salvage is possible if you need matching tiles, but expect breakage — usually around a third of tiles do not survive removal intact.
- Remove all old adhesive and clean back to sound substrate. This is the step that gets rushed, and re-laying over old mortar reproduces the original failure.
- Check and prepare the substrate. Level, prime as required, and use a decoupling membrane over timber or unstable substrates.
- Re-lay with the correct adhesive class and trowel, back-buttering large tiles so coverage is genuinely near-full.
- Allow proper curing, then re-grout with a colour match.
- Reinstate movement joints at perimeters and across large areas.
The awkward part is matching. If your tiles are a discontinued design, the practical options are to salvage tiles from a wardrobe interior or another concealed area, source the closest available match, or re-tile the whole room.

When Full Re-Tiling Makes More Sense
- More than roughly a quarter of the floor sounds hollow.
- The tile design is discontinued and no acceptable match exists.
- The substrate itself is uneven or cracked and needs correction.
- The floor is in a wet area where partial repair leaves an unresolved water path.
- You were planning to change the flooring anyway — combining the work avoids paying for the repair twice.

Do hollow tiles always need to be replaced?

How long does a relay take?
A handful of tiles is usually a single visit plus curing time before the area is used. A full room takes several days including preparation, laying, curing and grouting.
