Answer: A skim coat that chalks or peels soon after painting has failed to bond to the wall beneath it, or has not cured before being painted. Why a Skim Coat Peels or Powders
1. Poor Surface Preparation
If the wall was dusty, chalky or still carrying loose old paint when the skim coat went on, the new layer bonds to the dust instead of the wall. The skim coat then peels away in sheets.
2. Wrong Mixing Ratio
Skim-coat compound is mixed with water to a specific consistency. Too dry and it will not key into the wall; too wet and it sets weak and powdery. Rushed, eyeballed mixing is a common cause of a powdery finish.
3. High Humidity During Application
In Malaysian weather, applying skim coat in a humid, poorly ventilated room slows curing and can leave a soft, chalky surface that does not hold paint.
4. Incompatible Primer
Skim coat needs a suitable primer or sealer before paint. Painting directly over a freshly skimmed, unsealed surface — or using a primer that does not suit the wall — causes the topcoat to lift and peel.

- Re-skim with the correct mix, applied in thin, even coats rather than one thick layer.
- Allow full curing — at least 7 to 14 days depending on thickness and humidity — before priming.
- Prime and paint with a compatible sealer and topcoat.
