Cracked or Discoloured Tile Grout — Causes, Fixes & Cost in KL
Grout lines between tiles are cracking, crumbling, or turning grey/black with mould.
Estimated professional fix: RM 250–RM 1,800+ depending on room size
Grout is the weakest line on any tiled surface, and it shows it first. Cement-based grout in Malaysian homes typically lasts 5–8 years before it starts crumbling, and in bathrooms and kitchens the cycle is shorter because the wet environment feeds the black mould that colonises the line. Once the grout is cracked or powdering, it no longer seals the joint: water walks straight through the gap into the screed and, in wet rooms, into the slab below — which is how a "cosmetic" grout problem quietly becomes a waterproofing problem under the neighbour's ceiling. Re-grouting is cheap insurance against that chain.

Safe DIY checks first
- 1Scrape the grout with a fingernail or grout pen — if it crumbles to powder, the bond is gone and cleaning will not save it
- 2Check the wettest lines first (shower base, tub edge, kitchen sink) — that is where seepage starts
- 3Look at the tiles above the affected line: a brown ring or white salt mark above the grout means water is already travelling
- 4Tap a few tiles near badly cracked grout — hollow sounds mean the moisture has started to debond the tile itself

What affects the cost
Re-grouting a standard bathroom (shower area, floor, and wet-wall zone) runs RM650–RM1,400 including grout removal, cleaning, epoxy grout, and sealing. Kitchens and dry-area rooms are lower, starting around RM250–RM500, while large floor areas are quoted by square metre. Epoxy grout costs more upfront than cement grout but lasts 15+ years versus 5–8, so in wet rooms it usually pays for itself within one regrouting cycle. All work is finished with a hydrophobic sealer and covered by the standard warranty.

Is epoxy grout worth the extra cost?
For bathrooms and kitchens yes — epoxy grout is waterproof, mould-resistant, and lasts 15+ years vs 5-8 years for cement grout.
Can I just paint over old grout?
Grout paint lasts 6-12 months but doesn't fix cracked or missing grout. Proper regrouting is the right long-term fix.
How much to regrout a standard bathroom?
Typical bathroom regrouting: RM 650 to RM 1,400 including grout removal, cleaning, epoxy grout and sealing.
