Key takeaways
Practical guidance for KL & Selangor
Malaysian homes face tropical humidity, fast rain cycles, condo management rules, and mixed construction materials. That means the right method depends on surface condition, access, safety requirements, and whether water or structural movement is involved.
The safest approach is to shortlist the likely cause, collect clear photos, confirm the property type, and request an itemised fixed-price quotation. KL Servis Rumah confirms scope before work begins and avoids arbitrary pricing.

FAQs
What is the difference between SPC, laminate, and vinyl flooring?
SPC (Stone Polymer Composite) has a stone-plastic core that makes it 100% waterproof and very dimensionally stable — ideal for Malaysian homes. Laminate is an HDF wood-fibre board with a printed wear layer — more affordable, less water-resistant, but excellent scratch resistance. Luxury Vinyl Plank (LVP) is pure PVC with realistic wood-look printing — fully waterproof and softer underfoot. We recommend SPC for whole-home use, LVP for wet areas, and laminate for bedrooms and dry living areas.
Can I install click-lock flooring over existing tiles?
Yes, in most cases. The existing tiles must be solid (no hollow spots), level to within 3mm over 2m, and free of lippage. We may need a thin levelling compound in spots, and we always use a quality underlayment to bridge minor grout-line texture. This saves demolition cost and time.
How long does it take to install flooring in a 1,000 sqft condo?
Typically 2 to 3 days for SPC or laminate, including subfloor prep, underlayment, and skirting. Larger areas or complex layouts (lots of angles, kitchen islands, bathroom cut-outs) can take 4 to 5 days. We schedule a 1-day buffer for drying of any self-levelling compound.
Do you handle furniture moving during flooring installation?
Yes. We can include a furniture-moving package that covers disassembly of beds, wardrobes (when possible), and dining sets, safe relocation, and reassembly after the floor is laid. This is quoted separately based on the volume of furniture.
