Key takeaways
Practical guidance for KL & Selangor
Malaysian homes face tropical humidity, fast rain cycles, condo management rules, and mixed construction materials. That means the right method depends on surface condition, access, safety requirements, and whether water or structural movement is involved.
The safest approach is to shortlist the likely cause, collect clear photos, confirm the property type, and request an itemised fixed-price quotation. KL Servis Rumah confirms scope before work begins and avoids arbitrary pricing.

FAQs
Can you replace just the glass without changing the whole window?
Yes, in most cases. As long as the frame is in good condition and the right size, we can install new glass in your existing frame. This is much cheaper than a full window replacement. We can also upgrade single glass to double-glazed for better sound and heat insulation, though this may require a frame change depending on the original thickness.
How do I know if my window needs new seals or new glass?
Signs of failed seals: water seepage during rain, draughts when the window is closed, fog or condensation between glass panes (in double-glazed units), and visible cracking or peeling of the rubber. Signs of failed glass: obvious cracks, chips, scratches that impair visibility, or shattered panes. We can assess on-site and recommend the most cost-effective repair.
My sliding window is hard to open. Do I need a new window?
Usually no. Most sliding windows become hard to operate because of worn rollers, debris in the track, or a slight frame misalignment. We can replace the rollers (RM 150 per window), clean and lubricate the track, and re-align the sash if needed. This typically restores smooth operation for a fraction of the cost of a new window.
Do you offer emergency same-day glass replacement?
Yes, for landed houses. We carry common sizes (4mm and 5mm clear and tinted glass) in our van and can usually replace broken glass on the spot. For custom sizes, tempered glass, or double-glazed units, we board up the opening securely and return within 2–5 working days for the permanent installation.
