Window Repair & Glass Replacement in KL & Selangor

Most window problems in the Klang Valley are not “the whole window is finished”. Glass cracks, EPDM seals harden in the sun, sliding rollers flatten, and casement handles seize. Replacing the glass or the seal is usually enough if the aluminium or timber frame is still sound.

Direct answer: KL Servis Rumah repairs casement, sliding, top-hung and awning windows across Kuala Lumpur and Selangor. Glass replacement starts from RM 200, seal replacement from RM 30 / linier ft, handle and hinge repair from RM 120, and sliding-window roller replacement from RM 150. Hardware and seals carry a 12-month warranty.

If the frame is rotten, corroded through, or you want a new aluminium unit, that becomes a fabrication job under glass and aluminium.

Window services we provide

  • [Glass replacement](/services/window-repair/glass-replacement) — remove cracked or broken glass and fit new clear, tinted, frosted or tempered glass to the same size. From RM 200.
  • [Window seal replacement](/services/window-repair/window-seal-replacement) — new EPDM rubber to stop rain ingress and draughts. From RM 30 / linier ft.
  • Window handle and hinge repair — stiff, broken or corroded handles, stays and locks. From RM 120.
  • Sliding window roller replacement — new nylon or steel rollers and a cleaned track. From RM 150.

Stuck sliders are often rollers and dirt, not a new window. See sliding window stuck. A jammed lock is covered in stuck window lock.

Glass, seal, hardware — which is failing?

Do not silicone the whole sash shut to “stop the leak”. That traps water in the frame and hides a seal you could have replaced.

Window types we work on

  • Casement — side-hung, common on landed houses.
  • Sliding — two or more sashes in a track; very common in condos.
  • Top-hung / awning — hinged at the top; used for rain ventilation.
  • Louvre — slats and clips; glass slats can be replaced individually.

We repair the window you have. A full redesign (new profile, new mosquito mesh, new colour) is quoted as aluminium fabrication.

Safety: broken glass in a home

Broken window glass is both a weather and a safety problem — especially on upper floors and near children.

  • For landed houses we can often replace common 4 mm / 5 mm clear or tinted sizes on the same visit.
  • Custom sizes, tempered glass and double-glazed units are measured, boarded if needed, and fitted in about 2–5 working days.
  • Wet-area and door-adjacent glass should be tempered or laminated safety glass, not ordinary annealed glass.

Do not leave a taped star-crack on a high window through a storm weekend.

How a window repair visit works

  1. Inspect — frame condition, glass type, seal hardness, rollers, locks, weep holes.
  2. Quote — written scope: glass only, seals, hardware, or a mix.
  3. Safe removal — glass is taped, lifted, and carried out; not smashed in the room.
  4. Install — new glass on setting blocks, new seals seated, hardware tested.
  5. Water check — weeps open; casement closes on the new seal without forcing the handle.

How much does window repair cost?

ServiceStarting price
Glass replacementFrom RM 200
Window seal replacementFrom RM 30 / linier ft
Handle & hinge repairFrom RM 120
Sliding roller replacementFrom RM 150

Tempered glass, tinted or frosted upgrades, high-access (external upper floors) and after-hours boarding are quoted on site. We do not invent a “per condo” package price.

What we check before quoting a full window change

  • Is the frame still rigid and square?
  • Is the leak the glass gasket or the wall-to-frame silicone?
  • For wall damp around a window, the issue may be waterproofing, not the pane.
  • Can the sash be adjusted, or is the track bent from a previous forced close?

Common mistakes

  • Replacing glass but leaving the old hardened gasket.
  • Painting shut a timber casement, then breaking the stay.
  • Oiling a sliding track that is full of sand — it becomes grinding paste.
  • Using annealed glass where tempered is required.

Frequently asked questions

Can you replace just the glass?

Yes, when the frame is sound. That is the usual and cheaper path.

Do you offer same-day glass replacement?

For landed houses with common thicknesses and sizes, often yes. Custom and tempered glass is boarded first, then fitted when the pane is ready.

My sliding window is heavy and stuck. New window?

Usually no. Rollers and a clean track restore most sliders. See sliding window stuck.

Can you upgrade to tinted or frosted glass?

Yes, in the same opening, subject to thickness and frame depth.
