Ask five contractors in KL what the difference is between a "gypsum ceiling" and a "plaster ceiling", and you'll get five slightly different answers. That's because in Malaysian usage the terms overlap — but the materials underneath perform very differently.

The material difference
- Gypsum board (dry system): pre-manufactured board (9 mm or 12 mm), fixed to a metal frame with screws, joints taped, and skim-coated for a seamless finish. Fast install, dry work, minimal mess.
- Plaster ceiling (wet skim on gypsum/POP): a gypsum board base with a full 2–4 mm plaster skim coat on top, sometimes with decorative cornices, coves, or curved profiles. More design flexibility, thicker finish, longer install time.

Humidity, leaks and repairs
Both materials use gypsum as the base, so both hate direct water contact. However:
- Gypsum board repairs are much easier — cut out the damaged square, screw in a fresh board, tape and skim.
- Plaster ceiling repairs are harder to blend — the thicker skim needs multiple layers, sanding and repainting.
For wet areas or bathrooms, always specify moisture-resistant gypsum (MR board) regardless of whether the top finish is thin skim or plaster.
Design flexibility
- Plaster ceiling wins for curves, coffered ceilings, deep coves, decorative mouldings, and hidden lighting details.
- Gypsum ceiling wins for clean modern box designs, straight L-boxes and minimal aesthetics.
Which one should you choose?
- New condo / apartment refresh with a modern aesthetic → gypsum board with 1 or 2 clean L-boxes.
- Landed home living/dining area with formal decor → plaster ceiling with cornices and coves.
- Bathroom / kitchen → moisture-resistant gypsum board only.
- Small budget, fast handover → gypsum board.
