KL Servis Rumah delivers professional floor and wall tiling across Kuala Lumpur and Selangor, working with every major tile type — homogeneous, porcelain, ceramic, mosaic, glass, natural stone (marble, granite, travertine), and the increasingly popular large-format slabs (600×1200mm, 800×1800mm, 1200×2400mm). Floor tiling starts from RM 14 per square foot, wall tiling from RM 16 per square foot.
Tiling quality comes down to preparation and technique. A beautiful tile laid over an unlevel screed, or fixed without proper waterproofing in a wet area, will crack, hollow, or lift within a year. This guide explains the tiling services we provide, how a professional job is done, and how to fix common tile problems.
Tiling Services We Provide
Floor tiling
Homogeneous, porcelain, ceramic, and natural stone floor installations for living areas, bedrooms, hallways, and balconies. See our guide to floor tiling installation for the full process.
Wall tiling
Kitchen splashbacks, bathroom walls, feature walls, and commercial cladding. See our guide to wall tiling installation.
Large-format slab tiling
600×1200mm and larger slabs, installed with self-levelling underlayment, suction-cup lifters, and lippage-tuning systems for perfectly flat surfaces — increasingly popular for living areas in condominiums and terrace homes.
Tile repair & re-grouting
Removing hollow or cracked tiles, re-fixing, and re-grouting with mould-resistant grout. If you hear a hollow sound when you tap a floor tile, read our guide on hollow floor tiles.
How a Professional Tiling Job Is Done
- Substrate assessment — the installer checks the concrete or screed for level, cracks, and moisture. An unlevel base is corrected before a single tile is laid.
- Surface preparation — self-levelling compound levels the floor; for wet areas, waterproofing membrane is applied first.
- Layout planning — tiles are dry-laid to plan cuts, starting points, and grout lines so cuts fall in the least visible places.
- Installation — tiles are fixed with the correct adhesive and notched trowel for the tile type; spacers keep joints even. For large slabs, suction lifters and levelling clips prevent lippage.
- Grouting and sealing — grout is applied and wiped clean; natural stone and porous tiles are sealed to resist stains.
- Clean-up and inspection — the floor is cleaned and every tile is checked for hollow spots, lippage, and uniform joints.
Where needed, we use professional systems such as Schlüter DITRA decoupling membranes, Mapei self-levelling underlayments, and Raimondi lippage-tuning systems — the same tools and materials used in commercial-grade tiling.
Tile Types and Where They Work Best
| Tile type | Best for | Notes |
|---|---|---|
| Homogeneous | High-traffic floors, shops | Dense, through-body colour, scratch resistant |
| Porcelain | Living rooms, kitchens, bathrooms | Low water absorption, durable |
| Ceramic | Walls, light-traffic floors | Affordable, wide designs |
| Natural stone (marble, granite) | Feature walls, entryways | Needs sealing, softer than porcelain |
| Mosaic / glass | Splashbacks, feature panels | Small units, needs flat substrate |
| Large-format slabs | Living areas, open plans | Fewer joints, needs levelling + lifters |

When to Repair Instead of Re-Tile
Not every tile problem needs a full re-tile:
- Hollow tiles — individual loose tiles can be lifted and re-fixed without touching the rest of the floor.
- Cracked tile — a single tile can be removed and replaced if you have a spare or can match the design.
- Tired grout — re-grouting and re-sealing restores a floor or wall at a fraction of the replacement cost.
- Staining — some stains on natural stone can be removed and the tile re-sealed.
Full re-tiling makes sense when the substrate is failing, the layout is being changed, or the majority of tiles are damaged.
Frequently Asked Questions
How much does it cost to tile a house in Malaysia?
Installation labour starts from RM 14 per square foot for floors and RM 16 per square foot for walls, with tile supply separate. A typical living room of 300 sq ft costs roughly RM 4,200–5,500 in labour, depending on tile size and complexity.
How long does tiling a room take?
A medium living room (about 300 sq ft) typically takes 2–4 days including preparation, tiling, and grouting. Large-format slabs and natural stone take longer because of the precision required.
Do I need waterproofing under bathroom tiles?
Yes. In wet areas, a waterproofing membrane must be applied before tiling to stop water from seeping into the walls and floor slab. This is part of our bathroom tiling work — see our waterproofing services for more.
What is tile lippage?
Lippage is the difference in height between adjacent tiles — a lipped floor is uneven and catches the eye. Large-format tiles need levelling systems to prevent it, which is standard in our large-format installations.
Can you match tiles for a repair?
Often yes — we source matching tiles where available. If the exact tile is discontinued, we can recommend a close match or suggest re-grouting to unify the look.
