Solid timber feels heavier and can be sanded and repainted. Laminate doors stay more stable in air-conditioned condos. Fire doors are chosen for compliance, not décor — the frame and intumescent seals are part of the rating.
Why doors suddenly scrape the floor
The most common cause in KL is humidity swelling, especially on bathroom and kitchen leaves. Other causes:
- Loose or worn hinges — the door sags on the latch side.
- A house frame that has settled.
- A new floor (SPC, tile, carpet) that raised the finished level.

Can you keep the existing frame?
Often yes. If the frame is square, solid, and the right size, we hang a new leaf on it. That costs less and avoids ripping architrave and paint. We measure the rebate, not just the opening, and trim the new leaf if needed.
Replace the frame when it is rotten, split at the hinge screws, out of square, or when you are installing a fire-rated door (the frame is part of the certified system).
How a door installation is done
- Measure and select — opening, rebate, swing, and whether you need fire rating.
- Source — lead time depends on species, fire certificate, and whether the frame is included.
- Remove the old leaf — keep the frame if it is sound.
- Hang — three hinges on a full-size leaf (SS304 in wet or exterior-adjacent openings), consistent reveal.
- Lock and architrave — mortice or existing lock lined up; architrave fitted if the frame is new.
- Test — open/close, latch, and clearance over the finished floor.

Glass inserts, premium locksets, digital locks, and full frame replacement are quoted on top. Smart lock installation is a separate line if you want a keypad or fingerprint lock on the new leaf.

The finished floor is thicker. We plane a controlled clearance so the door clears the floor and still covers the gap enough for privacy.
Can I replace only the door and keep the frame?
Yes, when the frame is sound and square. That is the usual bedroom upgrade.
Do I need a fire-rated door?
Some condo kitchens, stair cores and escape routes require a certified 1-hour or 2-hour door set. We will tell you if your opening is that type of opening; we do not invent a rating for a normal bedroom.
Solid timber or laminate for bedrooms?
Laminate is usually more stable in an air-conditioned condo. Solid timber is the better choice if you want to refinish later and want more weight and sound.
