Cracked Ceiling Joints: Why Straight-Line Cracks Keep Coming Back

Question: Why do straight cracks keep appearing along the same lines on my plaster ceiling, even after I fill and repaint them?

Answer: A straight, ruler-like crack on a plasterboard ceiling almost always runs along a board joint. It appears because the joint was taped with weak paper tape or filler alone, because the ceiling frame flexes, or because moisture has softened the joint compound. Ordinary wall filler cannot bridge a moving joint, so the crack reopens. A lasting repair means opening the failed joint, re-taping with fibreglass mesh, re-skimming, priming and repainting the full ceiling plane.

Ceiling joint cracks are one of the most common complaints in Klang Valley homes, especially in condominiums and terrace houses that are five to fifteen years old. They look alarming but are usually a finishing failure, not a structural one.

The Four Real Causes of Joint Cracking

1. Paper Tape or Filler Only at the Joint

The most common cause. A plasterboard joint must be bedded with tape and compound so the two boards act as one plane. If the installer skipped tape, used thin paper tape without proper bedding, or over-sanded the joint, the joint has almost no tensile strength and opens with the first seasonal movement.

2. A Flexible or Under-Fixed Ceiling Frame

Ceiling boards are only as stable as the frame behind them. Timber battens spaced too far apart, missing hangers, or screws driven too far apart allow the boards to move independently. Every time the frame flexes — from a slamming door, a running ceiling fan, or upstairs foot traffic — the joint takes the strain.

3. Moisture Softening the Compound

Joint compound is gypsum-based and loses strength when it absorbs moisture. A slow air-conditioner condensate drip, roof seepage, or a wet-area leak above will weaken exactly the joint lines first. This is why joint cracks near bathrooms and air-conditioner units so often return.

4. Building Movement and Thermal Cycling

New builds settle for the first two to three years. Concrete roof slabs in Malaysia also heat up and cool sharply during afternoon storms, which pushes and pulls the ceiling below. This movement concentrates at joints and at the wall-to-ceiling junction.

Why DIY Filler Fails

Ready-mixed wall filler is designed to fill holes, not to bridge a joint that moves. Applied into a hairline crack, it sits on the surface as a thin, brittle skin a millimetre or two deep. The next movement cycle splits it. Painting over the crack without treating the joint has the same result, usually within three to six months.

The Repair Method That Actually Holds

  1. Confirm the ceiling is dry. A moisture meter reading or a simple touch test at the crack line. If the board is damp, the water source is fixed first — otherwise the new joint fails the same way.
  2. Open the failed joint. The crack is cut back to a clean V and all loose compound and old tape are removed, so the repair bonds to sound material rather than to debris.
  3. Re-tape with fibreglass mesh. Self-adhesive mesh tape has far more tensile strength than paper tape and resists the small movements that reopened the joint.
  4. Two-coat compound and feather. The joint is bedded, allowed to dry, then a wider second coat is feathered out so the repair is invisible under paint.
  5. Sand, prime, repaint the whole plane. Spot painting a repaired joint leaves a visible patch because sheen and colour never match exactly. Repainting the full ceiling plane is what makes the repair disappear.

Cracks at the cornice or wall junction are treated differently: they are raked out and filled with a flexible acrylic sealant that can absorb movement, then painted over. Rigid compound in that junction will always crack again.

Are cracked ceiling joints dangerous?

Usually not. A thin, straight crack along a board line is a finishing defect. It becomes a safety concern only when it comes with sagging, visible screw heads, soft board, or active water — any of which should be inspected before repair.

Can I just paint over the crack?

No. Paint has no tensile strength and will split along the same line, typically within a few months. The joint itself has to be re-taped.

Will the repaired joint be visible afterwards?

Not if the ceiling plane is repainted. A properly bedded, feathered and sanded joint disappears under primer and two topcoats. Spot repainting is what leaves a visible patch.

How long does the repair take?

A single room is usually one working day for the taping and skim, plus drying time before painting. Larger scopes with several rooms or high ceilings run to two or three days.

Why did the crack come back after my last contractor filled it?

Almost certainly because filler was used without mesh tape, or because a moisture source above the ceiling was never found and fixed.
