The crack where the ceiling meets the cornice is the most common cosmetic fault in Malaysian homes, and in the great majority of cases it is not structural. Plaster cornice, plasterboard ceiling, and brick wall all move at slightly different rates with temperature and humidity — and in a new house, the first 2–5 years of settling add their own movement. The old filler dries, shrinks, and cracks at that junction, and every repaint that skips the junction just paints over the crack instead of fixing it. The fix is a flexible one: rake out the loose material, fill with a flexible acrylic filler (and mesh tape where the gap is wide), then skim, prime, and paint so the junction can move without cracking again.
