When glass replacement is the right job
Replace the pane when you have:
- A visible crack, chip or shatter.

- Fog or condensation between the panes of a double-glazed unit — the unit seal has failed.
- Glass that is badly scratched or has an old film that cannot be removed.
Do not start with new glass if the only issue is a draught with an intact pane — that is usually the rubber seal.

High-rise condo glass that must be handled from the outside may need access equipment. That is quoted after we see the opening — we do not guess a facade price.
How glass is replaced
- Measure thickness, type (annealed vs tempered — a tempered logo is often in the corner), and the rebate.
- Tape the old pane, remove beads or gaskets, lift the glass out.
- Clean the rebate; fit setting blocks so the new pane is not sitting on aluminium.
- Set the new glass; refit beads; renew the gasket if it has hardened.
- Clean and check the sash still closes without stressing the new pane.
A new pane in an old, rock-hard gasket will leak. We will say if the seal must be replaced at the same time.
